What terms are available?

Month-to-month, 3-month, 12-month, 24-month, and 36-month terms. Fixed terms automatically convert to month-to-month at the end unless you renew.

Is there a security deposit?

Yes — a security deposit equal to one month's recurring charge. Deposit refunds always require a staff inspection and approval; nothing is auto-applied.

What's included in the price?

Utilities, janitorial service, fiber internet, and access to shared amenities like the kitchen and conference rooms (subject to your included room credits) are included in every listed price — no hidden add-ons.

Is AutoPay required?

AutoPay is required for offices, desks, mailbox, and other recurring customers, with limited admin exceptions.

How does billing work?

Invoices go out roughly 10-15 days before the 1st of the month, and AutoPay runs on the 1st. Late payments carry a grace period before a late fee and interest apply.

How long does an office hold last?

An office hold is 2 business days by default (accounting for holidays), giving you time to complete your application before the suite goes back on the market.

Do I need insurance?

Insurance is required for private offices (with minimum coverage and additional-insured requirements). It doesn't block your application, but it does need to clear staff review before your access is activated.

How do conference room reservations work?

Reservations run in 30-minute increments with a 1-hour minimum and a 15-minute setup/cleanup buffer. Office tenants get included monthly room credits based on their permitted occupants; anything beyond that is billed at the standard room rate.

What does the virtual mailbox include?

A real street address at 663 Cochran Street, optional local phone and fax numbers, and mail held for pickup — set up entirely online. We don't offer mail scanning, forwarding, registered-agent, or live-answering services.

How do I cancel a month-to-month agreement?

Month-to-month agreements require 30 days' written notice. Fixed-term agreements need staff approval for an early exit; billing continues through the approved end date.

Can I tour before applying?

Yes — tours are in-person only and can be booked through our online scheduler, which only shows genuinely available times.

Is parking included?

Yes, free on-site parking is included for tenants, employees, and visiting clients.
